Seeking advice: Anyone know of an affordable or pro bono landlord attorney in CA (bay area) for an OMI?

I am barely keeping up with the mortgage (tenant rent doesn’t cover it so I am losing monthly) and my own rent expense so I would need to take out an additional loan to pay for attorney fees.

Pro bono LANDLORD attorneys don’t exist.

I doubt you’d qualify for pro bono given you have a full time job. Your local town hall may have free resources and online, but not a lawyer at your disposal for free.

In October during open enrollment you can sign up for Deloitte’s legal plan for next year and consult attorneys for various things (read the terms and conditions).

Is a lawyer necessary? Just follow the form and timing requirements.

You are in one of the best situations for evicting a protected tenant. OMI requires that you give 60 day written notice and include the reason (you must move in yourself). Some localities require relocation or extended notice assistance for protected tenants, but not many. If the tenant does not follow the eviction notice, then contact the Marshall to remove them or file in your local court. Your situation is honest and genuine. Just follow the process in your locality and it will work out in your favor.

One suggestion…join your local apartment association. It’s about $250 annually. In addition to forms, credit checks, and local publications, they also offer basic support for situations by pointing you to the relevant rules. Great seminars and a monthly magazine that you can search.

Do you pay your credit cards in full every month?

I ask because I’ve let my credit spending get a bit lax since moving and adopting a puppy recently, so I haven’t been paying them off in full every month like I used to (though still well above the minimum payment, and keeping utilization at 30% or under). It got me thinking about how many people adhere to this advice.

Do you guys think it's worth paying off an auto loan? I have a 10k, 3 year loan with about 4k balance remaining. Interest is about 4%. I want to get rid of the loan but the total interest I pay over the life of the whole loan is only like $700.

Should I just keep paying the minimum on it? I was debating whether to sell some of my stock and pay for it bc stock prices are so high and frothy and im not sure this is going to last forever.

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

I'm going to accept an offer that's 150k+🎉 I'm a single filer, no kids. I'll be able to max out: 401k, HSA, but from my understanding, I will not qualify to utilize IRA? Making a lot of money relative to the average but feeling poor? Median after-tax income was ~$55,000 in 1981 and was ~$73,000 in 2020. Using a Bank of Canada inflation calculator $55,000 in 1981 is equivalent to ~$165,000 today, which would put someone in the top 10% of earners today. My company allows contributions to both traditional (pre-tax) and Roth (post-tax) 401k. Is it better to split my contributions between the two? For example, I could contribute 3% to Roth and 3% to traditional (my employer matches up to 6% total but that can only goes to traditional)

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)). NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. If I’m a Real Estate Agent buying my own property, can I negotiate the Buyers Agent commission to be 0% instead of being paid the buyers commission? Essentially converting what would be Income into Cost Savings for tax purposes?
