Hi Fishes! YOE - 7 (CA - Regulatory + Financial Reporting). Current CTC - 12 I have an offer from Capco (Consultant-M2 - Regulatory Reporting). Offered CTC is 15.5 I have final interview pending with American Express for band M30. Can someone guide me on the seniority of this band and the salary that I can ask from th HR? Any info would be highly appreciated.

What is your definition of cash flow? Is that after taking into account vacancy, estimated monthly repairs, property management, capex, etc?
Even if you are taking those into account, that’s less than a 1% cash on cash return. I would pass personally. I’m investing in other markets that give me much higher cash on cash while also some appreciation.
Why 40% down? Shoot for properties that are cash flow positive or break even with 20% down.
This is generally how rentals will pencil out. OP needs to consider if the price premium is reasonable (good schools, etc)
You'd have to run the numbers, but it seems bad to do a high down payment. The whole point of RE investing is to use leverage and get somebody else to pay down the mortgage while you accrue rents and equity. Paying a ton up front seems to take a big bite into the working theory.
I have a property where I have high interest rates and lose 200/month after rent is paid, but I don't care because the appreciation is ridiculous and I'll be able to get cash positive when I get a new tenant. But I put down the minimum. In other words, putting down a huge DP would have been short term thinking in a long term game.
So hard to find deals in the Georgia area
There are plenty of better deals out there. Just need to know where to look or find them yourself.

That sounds like a bad deal. Is the $130 post all costs including maintenance and other services?
I net about $1,250 monthly after all costs (mortgage, insurance, property tax, lawn services). And out of that profit sometimes I spend $ on unexpected costs, it costs $250 just to send a plumber for an issue. Take into account other costs to maintain the home.
It depends? How long do you plan on keeping it? The fact property has positive cash flow immediately is definitely a good sign but there are several other factors to consider.
1. Are current tenants likely to stay and capable of paying future increases to rent? ,
2. How is condition of property?(major repair expenses over first few years unlikely)
3. Where is it located?(desirable or up and coming area preferred)
4. Will purchase price provide good appreciation at estimated future sale?
