Tenant screening - first-time landlord. I did the Zillow Application. Background check is clean. Good to meet in person.

Key flags:

1. Credit score is 568. She says it’s incorrect, and there has always been an error and she will produce an updated credit report, which she hasn’t.
2. Retired from a government job, says her pension is $20,000 per month, which seems very excessive, but not able to produce consistent monthly stubs.

Is there a way to clarify these? Or should I drop this tenant?

Why would she rent if her pension is that high per month? $240k/annually in a government retirement pension would mean she had a pretty high salary for the thirty years she worked. What is the monthly rent on your unit?

I don’t put a lot of stock in Credit Scores on their own, I have rented to a lot of people with sub-600 scores who were great and even rented to a guy who had a bankruptcy, he ended up being my best tenant. However the fact that she seems to be lying about it is a big flag.

The Income is a bigger red flag. That’s a bullshit number. Pass.

I checked with the past lanslords today, she is clean. But I asked her for latest pension payslip and corrected credit report. she sent me total assets proof (a copy of her Def Comp Account) and said I am asking non-standard questions to her and her landlords.

I said do not want to work with you, and let’s move on. Now she is saying

“I have been unethical under fair housing act….I feel very discriminated against as a retired senior individual.”

Where are they living now? Is it a private landlord or a professional company? See if you can connect with them and confirm if they’ve ever been late on a payment.

Ask for last 2 months of bank statements. You don’t need to see the actual transactions, just the top portion which shows total deposits and total withdrawals. They could redact everything else on the statement, just need to see the money coming in and the rent going out, with dates.

If they can’t produce that, move on.

All she is saying is, are you concerned that I don’t get a pension. —— No matter what I give you, you will not be assured of me as a renters.
—— And now fair housing act and discrimination.

I dropped her a response last night that these were the discrepancies and to end the matter here. Back of mind I was dreaming can she sue me, still! Laws here in the Us who knows..

Turn down the application find somebody else. Unless she can produce the last 10 months of paystub’s showing that’s what her income has been with her name on the check then she’s lying

Just hire a property manager. I own 3 houses and never had a late payment in 8 years.
That property manager as the middle man is with the fee. To tenants, it’s like paying a company.
But based on your question, my property manager would probably decline.

D1: What services does a property manager provide, and what percentage of the rent do they typically charge?

Do they handle tasks such as finding tenants, collecting rent, managing repairs and maintenance, and securing new tenants if the current ones leave?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location.
