Thinking about getting into real estate and doing it part time at first. I still have to do the classes,exam,etc. Any advice and is it worth pursuing ?

I’ve taken FAR a few times at this point. I got two 74s and this past one I got a 70. I felt like the last exam (which was a few weeks ago) was extremely harder than the other ones. Has anyone else noticed the exam getting extremely tough? Or do you think I just got a one off?

I have a two part question: 1) is it worth it to obtain an SHRM specialty credential if I don’t have the broader SHRM certification? 2) has anyone gotten the People Analytics or Talent Acquistion credential? I’m in FDD… I know I signed up for this but there’s something about the anxiety that comes on a Friday knowing that we still didn’t get access to VDR .. and how that anxiety grows as you enter the long weekend knowing that access can happen at any minute (or not) and you have to tippy-toe on the idea of potentially cancelling on your memorial weekend plans. I passed out in 2013 and started job in 2015 on contractual basis till mid 2017 and during this Many payroll companies changed for that particular contract and in this duration my PF, tax didn't deduct and no record in PF portal. Then joined Infosys in mid 2017. So now wanted to know can I show my experience from 2017 to apply in companies as for bgv many companies ask for PF statement or form 16 for all previous companies. How should I deal for 4 years gap if i show exp. from 2017 ?

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?
