This place has potential, my realtor says. I see crumbling ceilings and a terrifying basement. What counts as "good bones" anyway?!

To me, good bones is if the house has a layout that I like. Repairing ceilings and finishing a basement are not as big of a deal as making an open concept first floor into a closed concept, or vice versa. It can be VERY expensive to change the whole layout of the home, especially since some internal walls are load bearing and can’t be completely removed. But ultimately you have to figure out what sorts of things you are comfortable with compromising on relative to what your budget is. Unless you’re a millionaire chances are you won’t be able to buy your dream home these days. You’ll have to slowly make it into your dream home over the years

And the cost of that old house might be the same or with a little bit more to a brand new house in a decent neighborhood. A house is a place to live. Not a dream. We are putting too much emphasis on the dream house that we are missing the point of house ownership.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

When do you know you've toured enough houses and should pick one from the list you've got? I've seen probably 15-20 homes, and put in one offer. How many homes should you tour minimum, and how many offers did you put in before you closed? With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

Here’s my plan of attack:
- $30K saved right now ($20K in IBonds and $10K cash)
- $90K saved by July 2023
-$130K saved by 2023 and target a $800K home
