It's simple and not promoted as widely! If you haven't used up all of your entitlement call a mortgage company. Tell them you would like to purchase a home and you plan to rent out your previous home. (No real reasoning is needed)
Personally I said that I outgrew my Condo.
The mortgage company ran my numbers and told me I still had up to 370k available. I brought my second home for 260k and rented out my Condo in June of 2021.
Now I'm thinking about calling them again to see if I can qualify for a third home.
Yea, this is what I was seeing also. I think the entitlement cap is ~760K area. Which my current house was just under, but next will be above that. So I’ll have to see if it’s even worth pursuing. You can do a third though.
I am also in the process of researching this: this has to do with VA entitlement remaining but that’s about as far as I go for understanding the process. Following to learn more.

I've purchased my duplex 2 years ago, and according to the VA, as I live in one of them, they VA don't care. This was my experience, though.

Unless you are exempt from that va funding fee, consider a conventional loan.
