We bought our home in Nov 2022 for $675k. At the time of purchase it was appraised at $685k. In 2023 now, our property tax is assessed at $805k (around 180k more than last year). Would that have any bearing on appraised value if we look for refinancing our mortgage?

Your appraisal is separate from your assessed value, usually. However, they can sometimes be in the same ballpark. In fact, if they are not, you should protest your tax assessment to potentially reduce your tax burden.

Once the county assesses value, it won’t change until the next time around, which is about a year. Any increased value is favorable for refinancing, since the lenders like it when there’s legitimate and verifiable good equity in the property.

A high tax assessment is definitely not an indicator of legitimate or verifiable equity.

Why do you want to refinance it? They are not related.

The best way is to protest to your county and show the closing document that shows (either on the 1st page or last page) you bought the house for $675k last year.

They will match their appraised number to $675k, and you save your monthly payment.

I have 9 investment rental properties and taking care of 20 rental properties for my clients.

We all protest with the closing docs and /or CMA (you can ask your agent to produce the CMA for you). You dont need to pay $600 or $1000 (in some states) plus for someone to do it for you.

that’s more than a 17% increase in assessed value for prop tax purposes. where do you live that you don’t have an annual tax assessment increase cap?

Washington State has a 3% rule for primary residences.

Idk how that’s handled there, but in my state I have to file for homestead. once i do that - and i only do it the one time - my property taxes cannot be increased by more than 3% in any given year.

I’d protest that tax value unless you have reason to believe the value has gone up that much in four months. Usually the most recent sales price is the price tax assessors use for that next year. Often the most recent sales price is a pretty big jump from the prior assessment. It’s odd to see it jump so much again just a few months later.

But to answer your question, appraisers ignore tax value. They are only allowed to base valuations on recent and local comparative sales.

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
