We have an estimated closing date for our new construction in California on 17 April. I was planning for 10% down payment initially but I got laid off and now we have only 1 earning(my wife) now so we are worried which loan type to choose. We are planning to just put 3 to 5% downpayment. Total cost of house is $910,000. We already paid 25k as a deposit. Please suggest the best loan type.

Any US expats here care to weigh in on whether it makes sense to contribute to workplace pension plans if the plan is to be in UK <5 years?

How do people afford to buy $1M houses in Chicago? Surely not everyone buying them is rich (which is somewhat of a subjective term). My wife and I are 30 and have a combined income of almost $300k and trying to buy something that expensive seems asinine yet people do it. Am I missing something?

I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
