Whats next from Product Marketing?! I see ppl from sales and product switching to PM and there is nothing wrong with that other than how the market is super saturated with PMs! -- I really dont see where will it be going, I wore different hates like GTM strategy, content creation, sales enablement manager, but now what? #thoughts

So I just started a new job in sales (B2B specifically). All my life I’ve been in blue collar jobs, military, then construction work ect. I don’t have much money saved to get myself my own business cards as I’m sure they are important to have, I’ve got all the info that I need to go out and start selling. I have an interview for an in house position (only attorney) at a small non-profit focused on conservation easements. I am a transactional associate at a mid sized law firm. The prospect of freedom from the billable hour and contributing to meaningful work are the draws. The cons are that while the salary at the non-profit would only be slightly less than what I am making now, pay increases and opportunities for advancement will be much less than where I am now. Thoughts on making the shift?

How do real estate lenders take cash flow into consideration? For example, typically I would probably only be approved for a $500k loan ($125k comp and $100k for down payment), but if I’m buying a multi-family home and planning to live in a unit and rent the others, will lenders approve a bigger loan?

I'm two thirds through the PMA Core Certification, and the info is great but the tests are a joke. They need to contract with an educator that specializes in testing and assessment to come in and develop exams that actually measure if you know the material. The bad test design devalues the certification. Not to zero, but I definitely will not be proud to have earned it. It just means I had $1300 and sat through 15 hours of video lectures.

What should I pay a part time PMM at a Series A funded, Y Combinator-backed Fintech SaaS startup working 20 hours a week whose job it is to assist the CMO (me) with setting up and managing a product marketing function?
