I pay 4.5k for 1600 sf. And I’m not in a flood zone.
$4500 Massachusetts historic, 1.5m replacement cost policy. It’s replacement cost set by insurer and is not something you can pick and not based on market rate. Just this year got discount for length of time without a claim. Seeing news about insurers pulling out of certain states has me very worried of escalating cost. It was tough finding an insurer 10 years ago living close to water but not flood plan, can’t imagine now.

In California $3000 for $1.5M house. No guaranteed replacement. Earthquake excluded. Rates are going up fast due to wildfire risks. Insurance companies are trying to get approval from the insurance commission for 40% rate increases and State Farm and Allstate have both stopped writing new policies.
