If you're looking for rock bottom rates, check out local credit unions and loan depot. Service may suck.

Credit unions that require some kind of membership restriction may be your best bet and might have various grants for first time homebuyers towards closing costs (usually income restrictions).

Play around with numbers--LTV ratio, 30 vs 20 vs 15yr, and more can impact your final rate. And, don't hesitate to ask for an exception or discounted points (I mean literally the cost of a point discounted by the institution).

Lowest rate I'm seeing at my bank and among competitors is ~6% for 30yr FHA/VA products with 0 points. Lowest 15yr FHA/VA I see is navy fed with 5.625. This is for 90%+ LTV.

In the past I’ve wrongly thought that forgiveness brings restoration of relationships. But reconciliation requires everyone involved to respond -which is beyond our control. Forgiveness says I’m canceling that debt- it’s my marker & I’m tearing it up. I’m putting myself in Gods hands -Justice comes from Him. We mistakenly think that forgiveness is weakness as if we just capitulated. Forgiveness isn’t a sign of weakness- It takes strength to forgive. God tells us to forgive.

My wife and I are currently sharing one vehicle and considering purchasing a 2nd car, most likely Tesla Model Y. Tesla lowered rates from 2.99% to 2.49% 72 months. Is that considered a good rate? Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

Currently work in a very unique Wealth Management ops role.

Getting paid 85k base with 40k in bonus plus about 35k~ in OT.

Money isn’t everything but in my late 20s it feels like the only thing important right now.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?
