Which would you choose?
Option 1: 1.02 million, older, 3 bedroom side split level home that is liveable but requires work, beautiful/perfect area on a flat acre of land. Would need to renovate/expand at some point.

Option 2: 1.3 million, turn key, beautiful 5 bedroom colonial built in 2020, 0.4 acre. Backs up to busy road and near train tracks, not the best area but fine.

Same great school district. Torn between the nicer house with no work needed vs the perfect location for forever home,

I would pick the better location.

like

Then I’d say keep looking. I agree with you on split level.

The answer is obvious. Put the $300k into the older home.

like

Can you do an extension with that though?

I agree to pick the older home, unless you're stretching your resources and don't expect upward income mobility-- if you don't have the resources and patience to take on renovation, take the easy road. Otherwise, older home sounds like a great choice.

like

I chose home over location and kind of regret it. The saying “location location, location” is kind of true. Sounds like you’re in a good spot either way though given good school district either way so congratulations!

like

I don’t trust the bones of any recently built homes. If you do the renovation yourself on the older home, you can guarantee it is done well.

How much cash do you have? What’s the difference in payments between the two?

Do you have any experience renovating and upgrading? Would you do the work yourself, or hire it out? How long do you expect to be there? Do you like the idea of having an acre of land, or is the smaller footprint more desirable because it’s less groundskeeping to do?

Personally, I like the value add opportunity because I’m comfortable managing renovations and adding my own personal touches and style. But I also don’t like the idea of an entire acre of land…

I had a similar choice and I chose the location and fixer upper.

No regrets.

Location, location, location….got with the flat acre and add dormer later.

The two homes you are describing sounds like my area in LI.

Keep looking and waiting. If you’re someone who loves the “perfect location”, then you’ll be annoyed to feel the rumble and hear the sounds from the trains and road.

Neither. Would recommend to WAIT to buy the place that checks off all your major requirements. You’re spending so much money to NOT get what you want

Additional Posts in The Real Estate Bowl

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?

Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I have signed a contract with the agent for paying one months rent as fee. How can i fight this or as he has been literally of zero value add? From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k
