Anytime I see one of these, I just remember one important thing. If what they did worked so well, why would they be wasting time telling other people their secrets.
YouTube is just salesmen with horrible ideas trying to get you to click their ads.

Yes, buying with no money down is fairly straight forward, with multiple methods of doing it. (Eg, 5/15/80 loan, local laws designed to encourage home ownership, VA loan, etc)
The issue is that it is very expensive and has higher risk. Your $2k mortgage may turn into a $3k mortgage. If you can’t find a tenant, then you’re sunk within a month or two.
Not a fan of these sales videos but this one talks about financing options (seller/private) that’s not new. Rarely they go below 20% down in my experience. If it’s possible and there is enough cashflow to cover the extra mortgage & expenses, why not?
As someone who is not in the real estate world but wants to be. These videos peak my interest but I don’t get a lot of action steps I can take. I am looking for a human(not a video) to help guide me so I can have discussions and have them look at my situation to help me reach my goals
