Why t1-11 and not fiber cement if you’re doing it all new anyway?

Brand new everything. New kitchen, floors, etc. just did a demo. I was gonna add another bathroom but the market wouldn’t support it, so I passed. It’s got a huge pool in the back I just dug out. It was originally covered up with dirt. Took my guys 3 weeks to do so lol 😆

How is that not a tear down? Is that not massive termite damage?

Oh wow. Yeah this is a pretty big home with significant damage. It’s a full wrap around siding job. Up to the dormers to include replacement of soffit and fascia. It’s a months worth of work.

Alright y’all. I kept you waiting long enough. Here it is: This house is obviously a full gut job! It needs new everything, like everythingggggg. I just asked about the siding to see what you guys think. They are doing the entire house and the dormers and replacing the current T1-11s. No termite damage. This house looks bad but it’s actually got good bones. To do the entire house including new soffit and fascia with the replacement of T1-11s, the cost for this bad puppy is $28k. I actually had another quote that was only $700 different so all quotes were in line with what I was getting quoted for. So the closest was manager 2. With that being said, make sure you guys get several quotes if you sub out some of your work. But it’s good practice to make guesses on some of this work. It will take a month to finish just the siding! By the way, that’s just the siding. This project is pretty big. Lots of $$ in this project for sure.

LCOL isn’t synonymous with rough areas. Neither is VHCOL synonymous with nice area. (Eg. East Palo Alto is ROUGH but still $$$$$)

Just saying the cost less than my area, which is a HCOL area.

With my partner we are considering making a move to the countryside of Switzerland, with a gorgeous RE project offering incredible views on immaculate mountains and lake. However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. We are scared it will bite us back at some point, although COVID helped w/ remote working being a new norm. The project will be done 2024, so I hope to have a more relax job by then. Looked at a house (new build) and MIL said the vinyl windows imply the whole house is probably made with cheap, shoddy materials. She thinks everything has to be wood Marvin windows or bust. From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Anyone have any luck selling a condo in chicago using Redfin? The 1% fee for listing is attractive compared to the standard 6% with an agent. Are there extra fees with RedFin that I should be aware of? I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. Would it be worth it to get it and fix it up? Or find a newer house with less maintenance?
