Can you have rental properties generating income while on a visa in the US?

I racked up about $20k in credit card debt due to a confluence of things happening at once (move, school expenses , etc ). I have a fair amount of paper assets but not a much free cash. Assets are down a decent amount with the current market cycle and I’d prefer not to sell them to cover the debt , although they easily could. Any suggestions how to handle the credit card debt without racking up tons of ongoing card interest?

Will be purchasing hefty flights to NZ soon. I’m thinking about opening an airline or travel credit card to take advantage of bonus offers. Any suggestions/advice? Currently looking at the United Chase cards for 60k-100k miles bonuses. Thanks!
