I live in SF. A decent one bedroom costs ~$3300 / month.
The average rent if $3500 for a one bedroom. The ones I liked were 4k+. That isn't including utilities, which would be let's say $300-400. A car is your choice (let's say $500 for a decent car + insurance) but public transportation will be $150-200. Personally, I also want to max out my retirement vessels and save and have some money left over for going out and a vacation. Let's not forget groceries and other incedentals. $500k was a stretch, but you will still need a considerable income if you want to live comfortably.
Eh I’d say 300k. $3300 for rent is market for one bedroom but you won’t get the views you are talking about. If you want views you have to pay $4000-$4500 for a one bed.
Workout studios are about ~200. I pay $250 a month. Additional $200 to $250 ish to Uber everywhere. Public transportation system is not reliable and it’s not well designed. Groceries are probably ~$150
In my opinion, the best part about living in SF is the outdoor activities. We go to Napa and Marin all year long and get house boats on lakes in the summer and ski in the winter. Those trips are $150~600 for the weekend.
If you don’t like outdoor activities AND don’t like to eat out, I don’t think it’s worth it for you to come. Even if you pay $4500 for a one bedroom, police won’t do shit about your cars getting broken into, mail being stolen, break ins and homeless people sleeping/ pooping/ shooting heroin in front of where you live. I live in Pac Heights and it’s probably worse elsewhere
My 1 bedroom in Nob hill is $2900 and it’s a steal. No parking and coin operated washer dryer is in the building. My friend has a 1 bedroom in marina for $3100 and it’s awesome too. Both don’t have doormen or amenities. So yeah basically anything sub $3500 is a good deal for a 1 bedroom. Sub $3300 is a steal. You can get studios for $2500 but they will either be in shady areas like the tenderloin or more far places like the Richmond where you’re more likely to need a car.
@C1’s figure sounds about right. I lucked into decent circumstances where the 2 bed 2 bath I share in Millbrae (SFO) is $3350 combined and super convenient to get to my office/the airport, but most folks I know are paying at least $3K for a 1 bedroom even down on the Peninsula.
Gf and I live near SF (Burlingame) and we found a great spot for $2350 (total) for a decent 1br. It can be done! Burlingame is an amazing neighborhood that doesn't require a car, is close to the airport, and allows easy access to SF proper.
Nice! I’m technically on the Burlingame border, agreed it’s a nice location and I haven’t needed a car which adds to the savings.

Fair point. No car, so will depend on public transport. I don’t eat out often. I am someone that’s too private to have roommates but I am also hoping for a good view. I’d pay a lot to have a daily view of something inspiring. Skyline or the ocean.
Sounds slightly higher than Manhattan.
I think the main driver here is that average Manhattan unit sizes are smaller, so average rent is higher in SF but price per square ft is higher in Manhattan (last time I checked at least).
