Sad post, in need of some support **** my partner and i tried for 1 year to conceive naturally, only to have a miscarriage and start our IVF journey. 1 year into that - we had 5 healthy PGT-A and PGT-M tested embryos and were hopeful to implant. Received a job offer. Was wondering if anyone had any thoughts on a concern I had about it. It's an entry level position, and I don't have much experience. The billables are 2040 a year. For billable hours in civil litigation and insurance defense, is 2040 hours for a 1st year associate on the high end in this field for a small or midsize firm? It seems like most attorneys I know have minimum requirements of around 1800. The compensation is around 80k a year.

What rates are people getting for condos? For people who recently refinanced, bought or is in the process of buying a new home, what APR did you get?

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.
