Buying a home found about 10K in things that need to be fixed during the inspection, what’s the likelihood that the current owners will actually fix them. I’m buying as a rental and aesthetically it’s move in ready but it looks like the previous owners did some home improvement, but didn’t do them well.

Was the house priced low because of expected repairs?
How much is the house? 10k of repairs is different on a 100k house compared to a 750k house.

Generally, I don't ask sellers to make repairs b/c they do a trash job. A closing credit (or reduction in purchase price) is much better imo.

Yeah jokes aside, all of these seems like quick fixes. Like A1 said, ask for the 10k credit, you prob won’t get all of it but you’ll prob end up with something. Then make the decisions if you want to put up the money left overs. Overall this ain’t bad at all.

Has anybody experience in giving up the LPR status after leaving the US for work and residency in another country/homecountry? We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

It’s a myth that renting is “throwing money away.” Maintenance of a property is expensive! I’m selling my place and I’ve never felt more free. I can use that money (~$5000/month) to invest even more.

I am considering putting down an offer for a TH in a community that has Mello Roos. It gets added to the property tax. I am looking at paying an additional 5-6k for that.

Online videos say it’s all good because the money gets invested in building the community .
