Buying a house off of my pops for $200k what is the best way to get it financed? Was looking to get it financed for 250k and getting a gift of equity for $50k so my pops will get his 200k payout. And i get the 20% down payment. Would this be the best route? I put about 20k in renovations so the value is up to like $270k-$280k.

Seller finance. Pops gets a steady stream of income. No bank needs to be involved. Create your own terms.

Sell after a few months? Property values are going down (generally speaking) and you’ll incur short term capital gains. What’s the point of all this? Doesn’t seem worth it imo. Need more context.

Are short term cap gains a consideration if not you primary residence?

With a 1031 exchange?

I don’t think you’ll find a lender who will do this deal. First off, you’ll have to disclose the gift of equity and the actual sales price. You’ll have no skin in the game. The bank will have all the risk. The only way to do this, it seems to me, is seller financing. Otherwise, your dad will have to cosign any loan that you can get from a commercial lender. It’s not an arms length, market value, transaction.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
