Can anyone advise me on whether this is a wise idea?

I have two six figure jobs, and no expenses, I am looking at just throwing my money into one rental a month, due to liveable/rentable homes in my area still being under 125.

Looking at this as a long term play in anticipation for getting my MBA, I’ll need living expenses. Has anyone ever acquired a home a month? My after tax income is roughly 20K a month, I live on about 1,500 of that. Assuming 15% down and 3% closing, would it make sense?

Lol, can’t quite tell if this sarcasm. However this is the point of getting rentals. To avoid some of the debt. I have a scholarship for tuition and want to get living expenses covered through passive income.

Are you thinking a bank is going to give you a new mortgage every month to acquire a new property? It’s not just about having the down payment.

Of course there’s a max, I would do this for my first five properties or so, prior to going into more a BRRR route.

As far as the leverage, the all in costs for an 85K rancher is 700 with current rates. Rents are almost double that based on the military decreasing S&D in the area. I have the reserves, I have the income, what other issues am I not looking at?

My lender is also letting me throw them into my LLC at close. Doing so at the advice of my father.

I am just jealous of how you have two jobs. Here, I am working double the hours on a single paycheck. You're my hero, teach me🙂

Telling would give up my secret haha. But the rent is much higher than the average mortgage in my area strangely enough.

Loan payment question. I have two federal loans. One has no accumulated interest and is ~$110k. One has about $19k of accumulated interest (I previously made an embarrassingly low amount of money), but the total is ~$140k. I’m seeing lots of posts about really bad losses. If you trade you’re going to lose money - hopefully not all the time, but many positions will be mistakes. But you need a process to find ideas and manage positions. Two books you should read are “The New Trading for a Livinng” and “The Laws of Trading.” Both look at psychology, process, and risk in different ways that can help you work out your own process. The next 18 months will be much harder than the last 18 - time to start learning.

I feel I’m doing everything I’m supposed to (I save, I invest, I max out my 401k, IRA, etc...).

I'm on a H1B so I am supposed to pay Medicare and SS taxes, but my employer has not withheld anything- my hnr block advisor caught that but she just completed my returns assuming I don't have to pay those taxes

What is the right protocol in this case? Do I owe SS and fica taxes?

Anyone have any luck selling a condo in chicago using Redfin? The 1% fee for listing is attractive compared to the standard 6% with an agent. Are there extra fees with RedFin that I should be aware of? Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. However our mortgage company’s underwriting team has been painfully slow in confirming if her income qualifies. She’s been at her new job 1 month after a year off. Anyone with underwriting experience have insight?

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
