Converting my primary residence to a rental and transferring it to my 100% owned LLC through a quitclaim deed with $10 consideration. But, there’s a current mortgage on it which will be paid through the LLC. Because of the open mortgage, NJ is assessing the realty transfer fee based on the balance which amounts to almost $2000. Any way around this?

Moving and converting it to rental. Stripping equity from home through loans used to invest in another property and also combined with insurance and umbrella insurance to protect high personal income.

This also gives your lender a reason to accelerate your loan possibly. Not worth it. Just get umbrella

Makes me wonder again what purpose or benefit of LLC is for. But probably best to keep home in my name personally but use LLC as a management company. But doesn’t seem much different than doing everything on 1040 Sch E.

Home reno financing question. Have a big project coming up in the $120-150k range. Funding sources are:
- 90k from a heloc around prime
- 10k from a credit card that offers promo checks at 2-3% for 12-18 months
- 375k in a brokerage
- 5-6k per month cash that I can put towards the project, loans, or brokerage

I don't want to stop funding the brokerage because my FIRE plan is less numbers based than "hoard like dragon until it's enough" but maybe I should... How would you optimize?

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. I have significant equity in a property (300k+) and maybe another 200k across other properties. I have a decent amount of money in cash and already 200k or so in stocks. Would you consider pulling money through cash out refi and using it? I get nervous for stocks being so high. I have a few properties in pipeline already. How would you suggest using it (if at all).
