I’m from Pune so, I can surely answer this.
Considering you are working in IT, you would be looking at Kharadi, Magarpatta, mundhawa Pune locations OR wakad, Hinjewadi, Tathawade, Thergaon, Ravet (Basically PCMC area)
2BHK in decent location in Pune will cost you around 75-85L bracket.
7% stamp duty upfront you need to pay along with let’s say 10-15% down payment to builder. Roughly around 15L you will have to pay at the time of booking or within 15-30 days.
My suggestion would be to look out for the other sources for the down payment. As if your father can help you initially which will reduce your loan amount & eventually EMI will be less.

One point to highlight, Always look for a risk.
You said, 50% hike if you switch is possible. But what if it is other way round. Please remember, your EMI is totally depends upon your monthly salary. If there’s any other source of income, you can always think of taking a risk.
Main objective is, please decide your budget accordingly.
