Decided to payoff my mortgage.
For PwC fishes who left recently, how did you consolidate wealth builder into 401k within benefits express to avoid the 20% federal tax withholding that was described in the benefits package? I would chose to stay in a 1m house at 3% and do the reno. All the math in the world makes this make more sense
Monthly equity building is far far more in your 1m house
The value potential of your 1m house is way more
When rates go down, the multiplier is bigger on your 1m home
And on and on
Not sure if Portland is set to growth. One of the worst mismanaged states in the country. I would be happy with no exposure to Portland

It’s a beautiful state, but Portland gets all the attention. Like 3% of the land mass speaks for the 97%. It does have the Intel chip manufacturing in Beaverton that’s rather large. If they got in on the AI boom it could grow substantially. TSMC is building a plant in Phoenix but there is no local talent. TSMC builds the chips for Nvidia. Domestic chip manufacturing is a big deal right now.

I wouldn’t base this decision on making money on a house. They are sister cities, appreciation is about the same. Seattle is bigger, more crowded, more expensive, worse socially, but has better jobs. I like Oregon better for outdoor experiences, but those income taxes. I have a house on a river in Southern Washington, but I spend a lot of time in Oregon. I moved here from Bellevue. We’re seeing better appreciation out here 10ish % where Portland and Seattle have been flat. A lot of people are priced out of homeownership at this point. I think the market is heading toward stagnation, no rate decreases coming in 2024 would be my expectation. He’s not going to risk inflation, his job numbers are great.
I tried and failed to convince my partner to move to Vancouver WA as a compromise! I do get the feeling that Portland has friendlier people and I know we would love being 90 min from the coast in the summer.
Given the fact, the money is around the same, I would look at factors like location, the community, friends and family.
What would you choose? Anyone think Portland market has more room to grow than Seattle and could be a big bet? Reno might make the most financial sense long term but will be a huge project and even after it, the house won’t be 100% the dream home
Is the Reno urgent or can you wait?
stay in the 1M house, and do the reno. The added value from the Reno and being able to maintain the 3% rate through the loan, should beat out any other option here.
