I think it depends on a lot of different factors. I have a buddy who works in Cybersecurity and is remote and he does probably 6-12 listings annually which can add up if he’s getting 3 percent per listing so it can be a nice piece of side income. I’ve actually considered it because I own several properties and I actively invest in real estate so it could make sense especially once I start off loading my properties. Why pay 15K to a realtor when I can just sell the property myself? Those fees add up.
Also understand that being a realtor isn’t going to be easy, it requires work. I think that’s one thing my buddy says is you really have to hustle to get listings to even sell. Just don’t go into thinking it’s going to be a walk in the park is what I’ll say but it could be worthwhile.

See I agree with you but for the side income, there is no opportunity cost- I am doing nothing anyway other than my full time job!
I think it’s totally worth it. I have been an active realtor for over ten years while working a full time job and it has been excellent side income. Your full time job has to be flexible enough to allow it. As to costs, they would be covered with 1/2 of your first deal.
I only work with sellers because I can’t spend my time showing.
Lastly, people burn out because RE is their primary source of income. Not the case for you.

Over 50% of realtors last less than 2 years. Most realtors make $0 in the first 6 to 8 months.
If you can ride out the lows and feel like you have a unique network, you can be very successful. But the barriers to becoming a realtor are low, and it’s a performance-based industry, so nothing is guaranteed.

Regardless of the circumstances, there’s a very high rate of failure, and there’s a lot of competition for the few houses that are available for sale.
In my area, houses are still going over asking with multiple offers.
