Interest rates will almost certainly go up based on the inflation numbers.
Thats what i was thinking. With inventory being so low and DFW only plateauing before the market goes up again, it seems like buying sooner than later makes more sense

Property taxes in Texas are brutal. Be sure you calculate that into your assumptions.
Is this a house that you plan to live in? Or is this a rental?

If you’re moving to TX to escape income tax, that’s one thing. But from a cashflow perspective, TX isn’t much better than CA after you calculate all expenses. But a $300k house in TX is more affordable to live in even after higher property taxes than anything you’d actually want to live in out in CA, that’s indisputable.
The best day to buy is yesterday. All indications are that interest rates will start rising soon. Buy when you can afford it comfortably.

Let me know if you need any help with financing. My wife is also a realtor out here who has had many clients in last 6 months buying investment properties in that range if you don’t have a realtor yet.
