NJ office: no NYC tax, don't have to file 2 state return. Live in NJ so auto assigned to NJ office currently.

I NEED HELP WITH CREDIT SCORE issues: Two months ago my credit score went down by 30 to 40 points due to dad missing credit card payment by a day (i got added to as authorized user on his credit card for me to build credit but now I’m filled with regret). I was devastated by it. This past month I have been making more payments and paid off my aug statement in full thinking it will boost my credit score. Mid level Electrical Engineer in the greater Baltimore, MD area making $115k base w/ $20k sign on bonus. No yearly bonus. I started this job in April of this year. 2-3 years experience. When I onboarded they told me to expect promotion to EE III in about a year. I get $3200 in rent for a condo that I have $3600 monthly costs on (mortgage, property taxes, HOA fees). Although I put in $400, I make about $1400 a month in equity (15 year mortgage). Property is worth about $470k and I have $200k in equity. Make sense to keep or sell?

Hello, I am going crazy. I am supposed to close on a house on Tuesday. The buyer did not perform an inspection and the lender did not order an appraisal. The lawyer says that everything is good on her hand but I am not sure if she is the deciding factor here. Can a home close without a physical appraisal ? I don’t have a closing time yet, just the date. My realtor reached to the lender and have no heard back.
