Happy to run numbers on this for you! The best interest rate pricing for residential investment properties is at 25% down. So, you’d want to factor in that amount based on the purchase price and also closing costs.

I grew up poor and was obsessed w financial security. After investing my blood, sweat and tears into my career for years, I’ve decided I don’t care about my career or earnings as long as I have enough to support my family. We are happier than ever making less and saving little. I wasn’t there when my mom was sick and died because I was working and my employer didn’t allow me to be in a mental headspace to be a good person for my family. I can never change that but I can be better going forward.

I recently was let go (in lieu of accepting my two weeks) and I should have received my March expense check by the end of April per the employment agreement (submitted the report April 1, let go before mid April). Question, if you pay off your house isn’t a 100k salary more than enough to sustain a good lifestyle? My goal has always been to payoff my mortgage then find a really easy analyst role to sustain my expenses. In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit.
