I’m on an 18mo upgrade cycle where I pay a monthly fee until the next home upgrade is released

I thought about that too, but I was worried about the variable APR with Daddy Powell hiking up rates
3 years? Man, you have to do in quarterly and incur vast amounts of debt in the process, possibly refinance to a higher mortgage rate. Do you even own a home?
I’ve owned 3 houses over 30 years.

You tryin’ to lease da house?
Depends on if you find the home you really like; lived in 3 houses in a 10 year period, but been in current home for 21 with little desire to leave.
Depends on the area and how fast it’s growing. If you’re leaving a house every three years in most markets you’re leaving money on the table for yourself.
If you’re just trying to keep up with the Joneses do what you will, but if you want to create wealth, then stick around or better yet, go buy a new house but keep the old one and rent it out.
Owned and lived in four homes in 7 years. Move to new cities each time, capitalize on growth and I’m out ✌🏻. Although, wife is over it, with three kids and one on way.
Made a lot of money since my first home, which was a 100% loan.

I wish It was 3 years. Upgrades are constant. Here’s what I’ve done since I bought my first place in 2020
1st month
New washer and dryer and fridge- last owners took theirs
New piping because tree roots started blocking the pipe that connects to the sewer
Replacement for dripping faucets and leaky hose bibs
Rooting clogged drains
1st year
New couch and TV for living room
Standing desk for office as partner and I are both working at home now
Pump, plants, and fish for pond in back
Garden bed, plants, flowers, patio table, umbrella for yard
Paint, new bed frame and mattress, nightstands, lamps, sheets for a bedroom
Decorations and lighting for Halloween and Christmas
Equipment to maintain property - snowblower, lawn mower, ladders, tools
2nd year
Full gut and remodel of of kitchen and 1 bathroom
Included bonus 10k of plumbing work as a leaking pipe washed away a lot of concrete under my bathroom floor
3rd year
Termite control - bathroom gut showed we had issues
Basement foundation leak fixed
Major boiler repairs
Water heater replacement
Future (timeline TBD)
Renovate 2nd bathroom
Tree removal and landscaping in back yard
Repave driveway and patio
New fans and light fixtures in all rooms
Level garage and fix drainage issues
Recarpet and repaint living room, craft room, bar
Build 3 seasons room addition
Yeah, I like to own homes for at least 3-5 years, depending on the market. Make sure it’s worth it to hold onto. But then my current house is a forever house, so I think in a 10 year cycle for upgrading interior/exterior beyond straight cosmetic updates. I had a 5 year upgrade plan upon moving in, as it wasn’t in great condition, and am about a year out from finishing it somewhat on track. Things like floors, paint, appliances that need replacing, etc. Major renovation will hit around year 10 or 15, electrical and structural changes depending on who is living here still. I think your timing might vary based on how long you want to live in one place and how much you can do to your house. Good luck!
Tom Nook only lets you upgrade once you finish paying off the bells for your previous one.
You have any adult aged sons?
I trade my house in for a new one when I run out the factory warranty.
