I bought a house. Modest. 3 br. 1600 sq ft. I love it though. It was $518k and is in the semi ghetto. Similar homes in a nice part of town would be $800k+. But we've been here a year and I realize a $4000 mortgage is hard. We take home $10-11k/month and am only investing $600/mo. I'm not going to fire with these expenses. But can I thrive? I don't want to go back to a condo bc I got chickens and dogs. Am I an idiot? Or are we all accepting houses cost a ton now?

I'm curious why you make so much money and you're not saving more. Is there a lifestyle creep going on? Because it sounds like there is $7000 unaccounted for between what you make and your housing costs, I wonder if you can reduce your expenses and invest more.

Everybody sleeps a little better with a few rubles under their pillow. Sounds like you made a major purchase, then got hit with some unexpected bills and are going through a bit of a freak out. It happens. Just make yourself a good realistic long term plan that gets you where you want to go and check in on that to ground yourself when needed.

Are we allowed to say ‘ghetto’ again? I was always fine with it, as it historically has more Jewish roots, which is my background, than African American roots, but I thought that expression was taken off the table years ago? Lemme know and I’ll look to reincorporate it where I can.

Payment on 30 year mortgage at 6.5% should be around $3000. Is that with escrow / taxes too?

Reading your other comment $1700 is not a bad amount.
How much are you putting into retirement accounts? Ensure you both get the match.

There's no match at our companies. That's before retirement (other than the 600, it's the 401k loan I used for the down payment). We're selling the condo and will pay it back. We currently have $190k in retirement without the loan satisfied age 34.

Home reno financing question. Have a big project coming up in the $120-150k range. Funding sources are:
- 90k from a heloc around prime
- 10k from a credit card that offers promo checks at 2-3% for 12-18 months
- 375k in a brokerage
- 5-6k per month cash that I can put towards the project, loans, or brokerage
