I currently work as an owner’s rep for real estate development projects. Specially in the healthcare sector.

While I’m happy with my current role, I’m curious what type of career changes would make sense with my background. Am I pigeonholed in real estate development? Are there other industries that could use my experience to their advantage?

There are other sides to the real estate game. What about lending or title? You might have some built in connections with your developers you could leverage to join a vendor and obtain their business.
If I had someone like you join my firm and bring a developer’s business with them, it would be pretty lucrative.

Taking my shot in tech sales. Consulting was great experience but enjoyed the relationship and BD aspect more and didn’t see myself climbing to partner. Starting in a junior BD Rep role to learn prospecting and earn quota history. Took a big paycut for the potential future earnings as an Account Exec. Did I dun goof? Probably. But I’ll regret it forever if I didn’t take my chance now when I’m still single and young-ish.

I have been selected into ZS for the BTAC role under CCM(Customer-Centric Marketing). My YOE is 3.8 in Cognizant, and the domain is ETL, DW, cloud(AWS).

My question is, ZS is giving a great package compared to what I have in Cognizant (Above 100% hike), and Cognizant is ready to retain me by giving somewhere 50%-60% hike. Will ZS be a good choice for me to switch? In terms of growth, technologies, work, pay. Or should I accept what cognizant is giving and get retained?

How do you actually transition from CE into tech smoothly.

I’m a designer in the planning/landscape architecture dept. of a CE firm. Extremely frustrated that after 4+ years and multiple asks, I’m not getting the in-field construction experience I’ve asked for. I know that my designs could be better if I could see how things are actually built but I get slapped in the face with “I need you in the office designing/drafting” or “there’s no budget to have you go out” and then sends an intern to inspect instead. I’m 5 yrs out of college. Any advice?

I passed my PMP thanks to this sub group.
I have passed Above Target in the People section, and T in the other sections.
It was 95% situational questions.
Thave used AR's mock exams, and used my wrong answers to figure out my weakness and where I truly stand. I didn't purchase AR's course, just the mock exam simulator.
The 200 agile questions by David McLachlan were amazing, it really helped me in adapting to an agile mindset. TIA simulator n Joseph Phillip is useful.

When I joined my current company, we were on a quarterly bonus structure with guaranteed payouts each quarter. This was, in fact, how the recruiter said he could meet my salary request.

The company just announced we are moving to annual payouts only, with no payments for 2023 until May 2024. There are no raises happening.

This amounts to 12% less money in my pocket in 2023 plus inflation.

Is this standard, or should I be looking for opportunities elsewhere?

I am terribly underpaid in my current org at 5.5 LPA after a recent promotion and annual appraisal. Another mid size consulting firm offered me 7.5 LPA but I am asking them around 9 LPA.

This isn’t relating to investing but we are looking buy a SFH in South Orange NJ. We are have a 2 yo and we are moving from Sacramento. It is a close to a train station to New York.
Does any one here have any info, good or bad things to know about the area. We toured 3 different homes and they were relatively affordable by (600-750k) and it seemed like a small town community but we are not familiar with east coast/ New England. It’s going to be our first move there.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

The value is now over 400K and I have an equity of over 150K. I am selling house and remodeling both master bath and kids bath. Got quote for 29k for both and I buy floors and cabinets.question is I have a very big whirlpool tub and tiles around it discolored. It’s a hassle to lift it up change the tiles and fixtures and put it back. It’s old but works great. Remodeling ppl recommend get rid of it, give space to buyers if they want to buy standalone tub. I thought it adds value to have whirlpool tub. But can’t even change fixture. Should I get rid of it?

I closed on a new build a few weeks ago and now the same home is available for much less with the builder offering all appliances, additional credits, and buy down of the rate. Is there anything I can do to get now? It seems unfair that I paid more and didn't get the incentives.
