I have a home in Las Vegas that I would like to rent out. I’ve heard horror stories about terrible property management companies. Is there a property management company that anyone recommends?

I’d be more worried about a bad tenant more than a bad property manager.

I self manage. 90%+ of the possible issues that come up can be handled remotely. Find someone you trust to be boots on the ground in the odd scenario that you need someone there. It will be much cheaper, and likely better.

You have a bigger interest in finding the right tenant than a property manager does. Vet aggressively and you’ll be fine.

I don’t know the laws in Nevada. But in most states, you have to provide notice (usually 24 hours).

If you want to check on it, you can just write into the lease that you will provide inspections on X cadence. It’s not a bad idea to do unit under the guise of replacing air filters / checking other systems.

I have 3 rental in Vegas and haven’t encountered issues with our property management company. They’re also my realtors by the way and I’ve been with them for 5 years. Let me know and I can connect you.

I'm going to accept an offer that's 150k+🎉 I'm a single filer, no kids. I'll be able to max out: 401k, HSA, but from my understanding, I will not qualify to utilize IRA? Hi all, I am trying to DCA bi-weekly into Vanguard ETFs, (VO, VTI etc). It seems like Fidelity does not support auto buying of non-Fidelity ETFs. So I was wondering which of these options you think is best?

1. Open a Vanguard Invest account
2. Look for Fidelity ETFs that are similar to Vanguard ETFs
3. Use smaller brokerages like SoFi l, Robinhood etc.

Was interviewing with a firm and soon after receiving an offer, learned of bad culture/toxic partners in the practice group from a couple of associates who recently lateraled from the firm. I turned the offer down. A partner that I clicked with while interviewing reached out asking me why I turned down the offer. Should I be honest and relay what I heard?

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Planning on buying a house with MIL. She would lend us half the price of home interest free in return for being able to live in it rent free. We’d have 100% ownership. Repayment only required if we sell the home.

She would maintain the place 100%. We would cover races and insurance.
Relationship aside, does it sound like a fair deal?

I am considering putting down an offer for a TH in a community that has Mello Roos. It gets added to the property tax. I am looking at paying an additional 5-6k for that.

Online videos say it’s all good because the money gets invested in building the community .
