I’d be more worried about a bad tenant more than a bad property manager.
I self manage. 90%+ of the possible issues that come up can be handled remotely. Find someone you trust to be boots on the ground in the odd scenario that you need someone there. It will be much cheaper, and likely better.
You have a bigger interest in finding the right tenant than a property manager does. Vet aggressively and you’ll be fine.

I don’t know the laws in Nevada. But in most states, you have to provide notice (usually 24 hours).
If you want to check on it, you can just write into the lease that you will provide inspections on X cadence. It’s not a bad idea to do unit under the guise of replacing air filters / checking other systems.
