I just wanted to encourage those who are looking to invest to keep an eye on your market. I started with 1 unit in 2023 and will end with 10. Less than 5% down and have sub 7% rates and cashflow $1000 after debt, management, cap/vac, and repair savings ( basically 80% of income nets me $1000 per month). In addition, I lowered my actual housing costs by an extra $300 (If I rented out my part of the duplex I live in, I would be earning an extra $1000 per month).

no course, I just look at the market every day and have a good understanding of the rental market too. I use Cash on Cash and it must support $100 per door. It is a simple, but time consuming formula. I look every day.

I’m not bad with money but definitely lots of room to improve overall, due to several personal factors I don’t want to list in full here (numerous unanticipated medical bills, bad boyfriends, etc.) Hence why I only have $3k in savings right now. In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall.
