I have a friend who quit his job to follow his piloting dream. He got 500 flight hours and now he doesn’t have money to get the next 1000 hours. So he’s just sitting there with a pilots license and no way to get more flight time needed to get a pilot job

I feel many people think they missed the opportunity. But I’ve heard the expression “the best time to plant a tree is today.” Which I take to mean, you can’t plant it in the past. So better now than waiting even longer. Sure land prices are going up… they’re making more people and no more land. So if you buy something you like, eventually it should grow. We bought a 2 acre tract just outside the city (austin) maybe 8 years ago, thought we’d build on it, never got around to it, but value is now worth 4 to 5 times purchase price.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. When to sell at a loss?

Is there any advantage to telling a company you are interested in working for in the future where you decided to accept an offer from? Or does it not matter? I accepted an offer a week ago with a great company (Company A) that for this season in my life seems like a great fit and only strengthens what I have to offer company B down the road. Company B just sent me a request for interview and I want to keep the door open with Company B but they were just very late in extending an interview.

I went under contract last fall for a new build that will be done later this year.
