I am not good in trading. Earlier had some with motilal oswal, have to check it's status and close as Citi does not permit trading outside I guess.
Since I recently joined Citi, Now I want to learn and do trading inside citi. I really want to master this skill ..

If it can appraise near to what you offered, then you didn't offer that much over.
20000 is not a lot in the big picture. Real question is do you love this house or not?
As a very general answer, typically it takes 5 years to break even considering all of the costs associated with buying/selling/mortgaging.
If you have 2,700 sqft why the rush to sell? And if you want a single family home so bad in only 2-3 years, does it make sense to wait? Or if you can afford it, buy a smaller condo today, and keep it as a rental when you do decide to upgrade to a larger space.
All you said make sense and I agree I took emotional decision without looking other aspects now I am seeing I can get single family home also nearby areas. Now I am thinking to forfeit earnest money and move on or not.

Was a real nice realtor with lots of advice involved? It’s like trusting a used car salesman. The waived contingency that protects you and 20k too high sounds like a speedy commission check to me. Money is made when you buy it. 20k could be a year of appreciation. At least the bank is looking out for themselves with the required appraisal, which might save you. Never forget you are a paycheck to both realtors, mortgage broker, title company, sellers and bank. Take all their advice with that in mind.
A different question: why did you sign away an inspection? Did you want the condo that badly?
Ok, so… it’s super normal to have all kinds of emotions when you finally get an offer accepted and you are now legally bound to make the MOST expensive purchase you have ever made… that said… I agree waiving an inspection should only be done by seasoned investors with a team of contractors on deck, and even then it’s not wise. Hopefully you are fine since it was renovated; just get the contractor and warranty info…

If it appraises close then you didn’t offer too much. After losing 5-6 houses it sounds like you make a good offer. Even if it is $20k above market, who cares. If you offered $20k you very well may not have gotten the house.

Its upgraded condo with 2700 livable space my offer 455,000. As a first time buyer I think I took emotional decision by looking at beautiful home. We were planning to buy condo then after 2-3 year move to single family if needed but not sure if I should be able to get value back in 2-3 years to cover selling cost, closing cost, taxes etc
I mean 20k over 30 years… if you love the house, which is sounds you do, then go for it. I’d be concerned about waving the inspection.
Inspection on a condo is different than inspection on a house. Most condo components are taken care by the condo itself.
What you are left with are a/c, water heater, electrical outlets, minor plumbing. Other than a/c, the rest is peanuts.
it sounds like you have an appraisal contingency? so if it doesn’t appraise for the PP than that is your way out. Hopefully they’ll drop the cost and it’s similar to the 20k you are thinking you paid over. Also did your realtor pull comps?
D2’s point is that if you have an appraisal contingency you can back out of the deal if it doesn’t appraise. But honestly, you should just renegotiate at that point if you still want the property. Maybe you can bring them down to the appraisal value.
