Is this even going to happen? People have been calling for a recession and a crash in housing for a year now…
Not my field but from what I have read~many parts of the US have housing shortages that will prevent housing crash + help keep some of the housing values. Real estate is super local though so some places will be better off than others

Go look at how many houses are fully paid off or have at least 50% equity in them. Then check the number of mortgages that have a rate under 3.5% (and are unlikely to move anytime soon). Then look at number of houses sold per year over the last 3 years, and compare to the previous 5 years (to see how much pent up demand there is). Then come tell me why housing prices will dip…
Lots of people have tons of equity in their houses. Very very few are underwater. Lots of people who might consider moving won’t because of how low their current mortgage rate is.
Then you’ll see why there’s so much competition for any inventory that’s decent quality coming up in highly desirable areas…
As long as Fannie and Freddy keep buying them not sure if the banks will really care.
