You can get that answer on the internet. That’s the kind of requirement that changes from time to time, so I would always look it up.

MORE IMPORTANTLY — check the statute in the state where the hotel is located: you may need to allocate value between the real estate and the personal property, and make a bulk sales filing in connection with the personal property. Additionally, if the hotel serves alcohol, you need to get clearance regarding the liquor license. There are lawyers who specialize in liquor licenses, and you can generally refer out that work and explain to your client that there will not be any duplication of effort or cost. If you don’t do liquor license work, I do not suggest you try this on your own. It is a highly specialized area.

Good traders tend to be flexible. I can make money in all kinds of markets, being a bull or a bear. Today was a headscratching day. We rallied a lot farther than we should have. We bounced in place's we shouldn't have. So, I have to ask myself? What the hell happened? While I made money today, I should have made lots more money. I NEED HELP WITH CREDIT SCORE issues: Two months ago my credit score went down by 30 to 40 points due to dad missing credit card payment by a day (i got added to as authorized user on his credit card for me to build credit but now I’m filled with regret). Pro se plaintiff, an attorney, filed a complaint alleging mold defects after closing on a property. Client, layperson, may have agreed orally to a settlement amount without proof of damages prior to filing appearance and obtaining an attorney. Client filed appearance pro se, then plaintiff sent over a draft settlement agreement few weeks later which client didn’t sign. Client then got an attorney, filed answer, etc. Can this oral agreement be voided for coercion, indefinite mat’l term, etc?

-One LLC, so only one PPM
-Multiple investors that can be onboarded anytime
-Multiple investments that investors can determine whether or not they want to invest in
-One K-1 per investor based on their investments and income
-Ability for the Sponsor/Fund to invest directly, indirectly and in equity, debt, Pref, etc.
