OP: also keep in mind 200K projected savings is based on 3% to current rates. However rates won’t stay the same for all the years to come. How do you justify 200K savings? What if rates fall to say 4% in a year from here. Just a thought!

Maybe do a multiple of the monthly payment vs what the payment would be at current rates? Though I don’t think you’ll be able to get more than 2x current valuation for it. As a buyer, I’d think 25% premium seems fair.
Is it standard mortgage loan at 3%?
Where did you get an assumable loan? In the current state of things I would think it would likely just help you sell it quicker.

It’s not 200k if that’s what you’re looking for lol
Be aware that as the seller this leaves you as a co-signer for the buyer. I would buy an assumable loan all day long but I would never be the seller on one. I’m not a lawyer, but a lender.
Also, is there really no way to make keeping the property work for you and your goals? You’ll likely never have the opportunity of owning an investment property with a 3% rate ever again…
