I’m trying to avoid capital gains tax. What is the best and most efficient strategy? What I am hearing is, I need to “establish residence” for 2 years, then sell. Is this accurate?

Is the property currently a rental? If so, living there for 2 years will help, but not completely avoid it.

Have you been taking depreciation? Do you understand your current cost basis? How much is the potential gain? Is this a short term capital gain or a long term capital gain?

You may want to look into the short term rental loophole. It would allow you to sell the property you have now, buy a new property, and use a cost segregation study to offset the gain. You’d need to spend 100+ hours “managing” the property AND more than anyone else, but that’s not hard to do for most short term properties if they need a bit of improvement / refreshing prior to being a short term rental.

That would allow you to move on from the property without having to worry about occupying the other property, which would take way more time and possibly be uncomfortable for you (I’d assume any property that’s vacant for 2 years would need a bit of work to be comfortable enough to live in).

I made my own classes and times students were allowed to check in out books. I serviced a grade a day and on Fridays everyone was allowed to come get books. We have new administration and this year I have class periods and one planning period like a regular teacher. I have 27 students in each class. " Ridiculous." Has your library changed?
