Is it a good idea to have my current tenant to show future tenant place? I own properties out of town so thinking to avoid using a realtor to do that for me.

That can end up disastrous and you may never know why. If you want to try and get around the realtor, maybe ask the current tenant to make a quick video instead and give a discount on rent or some type of compensation for their time. Virtual showings have a benefit in a situation like yours and have become standard after pandemic.

Unless you have a great relationship with your current tenant, it's def not a great idea for your current tenant to show the place to their replacement (similar to having to find your replacement at work). If you own and manage multiple properties in a single location - consider hiring a management company for that.

If you do have a good relationship with your tenant - you can ask if they'd be willing to do that, just make sure to offer a fair wage for their services. I've had some landlords that would accept labor at other rental properties in place of partial rent at a reasonable hourly rate.

I would not do it because I want to control the messaging. Especially if I’m looking to raise rent. Also depends on your relationship with your current tenant

Are you anticipating a long term tenant or a short term tenant?

If you are absolutely opposed to paying a professional you’re best served doing it yourself. Don’t offload the job to someone who a) does not have your best interest in mind, and b) knows all the skeletons in the closet

As a tenant, I can say I wouldn’t feel obligated to show the place. I hate to even type that out but just being honest!

Offer the old tenant $ for the tour. May be pay 50% upfront and 50% if the new tenant agrees to move in.

Several years ago my landlord at the time had us do this. In short, no.

Is it too late in our lives to jump into a mortgage?

We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. Just found out that my favorite aunt, who claimed I was her “favorite” niece, chose to leave all her valuables to her other two nieces who never visited or called her once in the last ten years.
