Yea that makes sense. The lower price points unfortunately exist is not so great areas, for the most part. In LA, for a decent area and decent home, $1M or more sounds about right. That’s just the market unfortunately. It’s of the most expensive cities to live and own a home. It’s why I rent 😭.
I don’t think there’s anything wrong with NOHO. I bought my first house in Van Nuys on a nice street. It was all good. (Moved to Santa Clarita from there). NOHO has some streets that have tiny lots and lots of apartments but there’s a lot of streets with nice homes. I would try not be close to the business district along Lankershim. My concern would be the quality of the public schools if you will have kids in the school system. If you find some areas that look promising walk the neighborhood in the early evening and see if anything concerns you. Hopefully you see neighbors out walking dogs and kids riding bikes and scooters.
NOHO to downtown isn’t a bad commute at all. I commute twice that far. You could also do either Metrolink or the subway (Metrolink has fewer stops so it’s faster but it’s also a lot more expensive).

You have to be more specific than NoHo, strangely. There are some nice pockets near borders of Studio City and Sherman Oaks. Further north you go the dicier it becomes. If you can swing the extra money Studio City is fantastic. I grew up in Sherman Oaks south of Ventura and had a lot of friends in the pocket north of Ventura and south of the 101…really nice houses and convenient spots. I think it’s gotten nicer since then.
