The summer time premiums are going to start going away. I’d say Q4 this year or Q1 next year. When you get into Q2, you start getting more buyers competing.

We're planning to buy some a new development later in the year. Regardless of the market or the rates, we're ready to start our family so we're basing it off of our own timing
Truthfully, I'd recommend to go ahead and buy at the end of this year if you're in the market to buy. Interest rates are up, but the market won't be back to "normal" for a couple more years. Ultimately, it's all about when you're ready to buy & feel comfortable with the cost. If you've got a couple years to wait, then do that. Otherwise, go for Q4.
Totally get that! It's easy to get caught up in that regret, but the right time to buy a house is different for everyone. Unfortunately, everyone decided it was the right time recently & it's become the wild west. You'll know when the time is right for you personally. Try not to feel bad for waiting. Good luck!
