There should be no funding limit for VA anymore. Where exactly in the Bay Area?
Just one data point: Bought a $1.5M house in SF in Dec22 and decided to go conventional instead of VA. The issue in a market like SFBA, is that most sellers will expect you to present a “clean” offer that waives inspection, appraisal, and loan contingencies in order to be competitive. The appraisal contingency is required for VA.
BA1- I have been as well, but I have used it on two homes at once 🤷🏻♂️. I didn’t want to sell home A but needed to move to home B. At this time the loan limit was in place and I was only allowed to carry a loan balance between the two homes that equaled up to the loan limit. I had to put $150k down on home B to get under the loan limit, but I carried both home A & B on VA loans together for about a year.
I would wait if you can to see if interest rates will go down. Just the thought of how much more you'll be paying in interest in a 2M house hurts my soul.
Ya obviously we are all just guessing what interest rates will be, I wouldn’t bank on any specific scenario
I tried using it in the DC market and it sucked.
Details:
- Was approved up to like $1.5mil - loan officer was not worried about the loan limits
- You can have 2 VA loans, but it requires math on figuring out how much you have left, in my case it was easier to refinance my first house to a conventional loan to streamline the process
- Sellers hated the VA loan, I could tell off the bat that I was getting de-prioritized. In some cases when I was competitive, the agents would tell me that I need to make a higher offer just because of the VA loan
- Why the concern/bad experience - The VA appraisers in the DC area were consistently under appraising houses which would then put the pressure on the buyer to come up with the cash or the seller to reduce the sale price, so it was lots of wasted time
- The VA loan was .5% better than conventional, but jumbo loans were the same, so there was no true benefit to going VA in all honesty, esp if you also have to pay the funding fee
No funding limit? Please elaborate. Will be using my VA Loan soon as well.
There used to be an upper limit based on zip code and a max of (I think) 850k.
However, those limits have since been removed and the VA loan process is strictly on location and your approval availing.
