Moving to ATL this summer from NYC. I will probably need to buy a car. Under normal circumstances I’d never buy a new car, but looking at the market, I can probably buy a new car for the same price as a 3-5 yr old car. I make ~200k but only have 2 yoe so I wanna make a sound financial decision and not go too crazy. My budget is around 25k. In this market would leasing make the most sense?

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense.
