So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

I’m looking for assistance on building your own portfolio in my traditional 401K. I’ve been reading that it’s important to choose funds with low expense ratios. Also, that it is recommended to have at least one US stock, international stock , and bond. I am 24yo so ideally, I’d want to allocate 90%-100% to stocks and 0%-10% to the bond. A. >75% iOS users denied tracking. They are no longer tracked across websites/apps. Facebook lost its edge.
B. Targeting and conversion tracking aren't as effective anymore.
C. Many advertisers have been migrating their budgets from Facebook to Apple and Amazon ads.

Hi-I have 120K in cash in HYSA. After keeping emergency fund aside. Still have 75-80K available that I plan to invest. After 401k, HSA, IRA and monthly expenses: we are left with 6K every month. So investing 12K every month in market. My worry is with that rate - it will take us 12-14 months to move the extra 75-80K mentioned above. However do not want to make a bulk move.
