I'd go with the town home, college rentals are a hassle so I'd avoid anything near a university.

The advantage of a townhome is you aren’t responsible for the roof, landscaping, foundation, etc… the disadvantage is that they can set rules that you have little opportunity to change.
Regardless of the route you go, you need to budget 5% to 10% for vacancy, 10% for maintenance, and 5% to 10% for CapEx. If you’re only “breaking even” before accounting for those things, then you’re actually losing money every year.
If you’re going to “gamble” on appreciation as the only way you’re making money, the SFH is likely to appreciate faster than a townhome or condo. But you’re also going to be responsible for the larger scale repairs.
Based on what you’ve mentioned so far, I wouldn’t buy either option. You may want to tighten up your underwriting and look for something that pencils out better.
