Got the rent negotiated to under 3k + free amenities for a year (gym, pool, etc.). I’m afraid rent will atleast go back to the original price (+5%) and then some. The building has some sort of rent control but that’s predicted to go away in less than 1 year as per the lease. The legal rent limit is way higher.

Any tips on negotiating rent increase? I got a 20% increase and it’s more than I am willing to pay. What are effective ways to negotiate?

Do y’all do 15 year or 30 year for your portfolios? I personally plan to have a “job” or “career” for both the next 15 and possibly next 30 years, so should I just do 15 years to get a free and clear portfolio earlier? 25 year old and just getting started. I’m seeing lots of posts about really bad losses. If you trade you’re going to lose money - hopefully not all the time, but many positions will be mistakes. But you need a process to find ideas and manage positions. Two books you should read are “The New Trading for a Livinng” and “The Laws of Trading.” Both look at psychology, process, and risk in different ways that can help you work out your own process. The next 18 months will be much harder than the last 18 - time to start learning.

I have started working from jul2019 and I have filed my tax return for 2020 and 2021 tax years.


However I note that there was withholding of some amount in 2017-2018 and 2019 tax years ( withholding from comission received from insurance commission from lic and United india)

I have not filed 2017, 2018, 2019 return as my total income was less than threshold

Is it possible to file return for 2017 , 2018, 2019( all r in refund) now without paying any penalty?

I'm a cashier. We just got a new manager, and she's making things really hard for us. I was approached on LinkedIn for an early career recruiting role in DFW, TX. I don't have direct experience, but I have the university experience/connections from working in career services. This is the first time I've considered work outside of higher education. I said my salary expectations are minimum $90k and that didn't seem to be an issue. Am I asking too little, too much? I wanted to know how long does Course5i take to release an offer, I cleared all rounds last friday and was going to get an offer from HR early this week (by Monday evening or Tuesday) but didn’t get any offer till now.
