Would that really lower housing prices though?
What’s preventing real estate investment firms, and anyone else with the means, from buying up all the real estate others can’t afford (bc of that rule) and using it as rental property, instead of the market accommodating buyers with lower prices?

This is not the rule. The only big lender requiring this right now that I'm aware of is Jpm. I'm currently in the process of building a house and my lender has no issues with me putting down 10 percent.
