I would make sure to ask a real estate attorney if there are any legal implications to this kind of arrangement. Make sure any possible loopholes (like the tenant assuming control of the property or other weird rules when it comes to evictions) are closed and spelled out in the agreement. I would make sure to include language about still being able to terminate the lease under reasonable circumstances and just refund the tenant whatever was leftover.

It’s definitely uncommon but if you can get it all legal and clear with no gray area whatsoever, I’d take the deal. Money upfront is always better IMO, as long as they agree to the terms and it’s not exposing you to undue risk.

Money like that why rent? Sounds like a mortgage deposit. Add up your rent charge for a week. Then ask them why?

I’m tempted to do this myself with my EOY bonus. But honestly, HYSAs pay the same amount (5%) so not sure if I should do it. If you do it, ask a lawyer if this would make your eviction any harder if issues arise.

I had this happen to me once as a landlord and the reason was that the Tennant ended up having a really loud parrot. This was a townhouse so other residents were pissed. My lawyer said the upfront payment would make it a little more challenging to evict but not much.

Finally got an offer accepted on a home I love! (In DC) Spent months searching. Next thing is getting to the closing date.

Now I feel super anxious about everything going thru and getting the keys. How difficult is that process of getting to close, have heard the underwriting portion could be a headache?

In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

Happy Holidays fishes!! I would love to hear some thoughts here..We bought our first home last year for 316K ( starter home) in MCOL city. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.
