I lived in Dallas and not having state income taxes is great in terms of keeping more of your money. Texas as a whole is nuts but there are pockets of people especially in the bigger cities whose values are more progressive and are also good people.
I also lived in Dallas for 6 years and missed the walkability of a pre-automobile city so ended up coming back but it’s definitely no slouch as far as food goes and was a great place to build wealth (tax+col savings) and pay off student debt. I was in a serious relationship when I went down though so was less tempted by certain things that are fun about the city.
Chicago is more similar to NYC than anywhere else in the country. Great food scene, tons of museums/parks/cultural institutions, well connected airports, and it’s totally possible to live car-free (huge $ savings because of that). Rent is half of NYC and income taxes are lower. Given the crazy housing markets in TX and FL, it’s probably cheaper than those places too. Highly recommended!
I’ve lived in Chicago and also think it’s fine. I just think it’s stupid to fear monger on Texas and Florida having guns as the example for why you should feel unsafe living there. It’s generally stupid.

Hm much are you paying in state taxes? At 200k it’s ~18k, at 250k, 22k etc. You’d save some $ but you’d then need to pay for a car, car insurance and car property tax..whereas in nyc you don’t need one. You’re single, your social life can benefit from nyc greater area. You can save $ by moving to Jersey City, slightly lower rent and no nyc local city tax

I feel like we have this conversation nearly every day. NYC is insane from a COL perspective. Only problem is, everywhere else sucks, lol.
Yea. I debated moving either Austin or Tampa. So I am in the same boat. NYC rent is so unaffordable.

I think you might not like the adjustment to car based life, and having long distances to everything. I am in TX, but I prefer the Chicago life with good public transportation and if in city, there are blocks filled with places to go all within walking distance in any neighborhood. I spent all last summer in Chicago doing just that

It might. But NYC’s bureaucracy makes it extremely difficult and expensive to develop new properties, so any available plots that could be used to create more housing supply (and bring down prices) usually get bought up and developed by huge, politically connected luxury real estate companies.
So at best the luxury market will get cheaper, but the middle priced places and low rent places will stay scarce and remain more expensive than theyre worth.
Florida sucks. Dallas is pretty great for work in finance. Check out Deep Ellum in Dallas if you still want a grittier experience and surrounded by bars and restaurants
