Had a great covid rent deal but rent is going back to normal. I want to stay in the location, live in said condo for 1 to 3 or 5 years then move to something bigger (further away from downtown) and rent the condo, eventually for passive income

Looking for advice for investing in these two options. Say I have $100k by October saved up
1) Put 10k into iBonds and $90k as downpyament and closing costs for a property (I’ll need to put in 20%, already talked to several mortgage agents)
2) Put $0 in ibonds and put all the $100k in the home investing (given it’s a little more of an expensive property, given some other factors - location, size, etc)

Tax question: Say I am due to owe $50k in capital gains in 2021. What’s to stop me from going out and buying a Tesla and renting it out on Turo for $1,500 per month. I then use bonus depreciation to write off the full expense of the car in year 1, negating the $50k in capital gains owed.

I am trying to write a stock letter to send to parents everyday that their child does not come to virtual learning sessions. I have been told by administration that even though I have spoken to parents and know why students are not coming to zoom classes, that we still need to contact them everytime they dont come.
